Rukov Group

Every business
follows the same logic.

Find an asset that generates cash flow while you sleep. Build systems around it. Scale. Move to the next one. I've done this across real estate, ATMs, arcade machines, poker, and travel — here's the full picture.

Rukov LLC

Jacksonville, FL — Buy-and-hold residential portfolio

Started with a single property and a strategy — BRRRR (Buy, Rehab, Rent, Refinance, Repeat). Every deal was structured to return as much capital as possible so the next one could be funded without starting from zero. The portfolio grew from 1 to 15 units, all in Jacksonville, FL, entirely through reinvestment and creative financing.

Two of the most memorable acquisitions: one property purchased with zero money down, and two others acquired for $1,500 each out of pocket — total. Not a down payment. Total cost. These deals exist not to brag, but to prove that the biggest barrier to real estate isn't money — it's knowing the strategy.

The entire portfolio is managed remotely. Systems, property managers, and processes were built to run without daily involvement — tested and proven during 3 years of traveling across 40+ countries.

ONLY FOR THE FEW LLC

Curated Adventure Travel — onlyfortthefew.com

Not a tour company. Not a travel agency. A curated adventure collective for people who are done with mass tourism, overpriced bus tours, and destinations that look better on Instagram than in real life.

Groups are capped at 12 people maximum. Every applicant fills out a questionnaire. Not everyone gets in — applications are reviewed and either approved or declined. The goal is to make sure every person on the trip is a good fit for the group and the destination.

Destinations are chosen for one reason: they're places most companies don't have the courage to take people. Hidden gems, off-grid, away from the tourist trail. Balabac, Philippines. The Nakasendo Trail in Japan. Places that are hard to find on Google Maps and impossible to forget once you've been.

Past Ventures

Every business below followed the same playbook — find a cash-flowing asset, systematize it, scale it. Some were sold. Some ran their course. All of them taught something that compounded into what came next.

Passive Asset PortfolioSold

ATM-JAX LLC & The Arcade Empire

VENDINGJAX LLC · ATM-JAX LLC · Jacksonville, FL

It started during COVID. Bored, looking for something to do, and already thinking about passive income — the vending machine idea seemed obvious. Food vending was quickly ruled out (spoilage risk, choke hazard liability), so the pivot was to non-perishable assets. That led to ATMs.

ATM-JAX LLC grew to 12 ATMs placed across Jacksonville. The model was simple: place the machine, collect the transaction fees, repeat. Then the same logic was applied to arcade equipment — claw machines, coin pushers, candy machines, and digital signage ads.

At peak, the portfolio included 12 ATMs, 5 claw machines, 80 candy machines, and 12 coin pushers/arcade units. All generating decent passive income. All eventually sold as real estate became the primary focus and the systems required to manage everything became more complex than the returns justified.

Poker Career & Coaching

Exited

~2010s

Professional poker player. Documented a bankroll challenge from $2 to $8,000. Coached students in GTO probability, including visually impaired players. The key realization: poker is a job, not a business. No matter how good you are, you have to show up to get paid. That insight drove the pivot to assets.

The Pattern
"Every business I've built follows the same principle — find an asset that works while you sleep, build the system around it, and move to the next one."
